Access Statement DOLPHINS COTTAGE, PORTREATH
DOLPHINS COTTAGE is a modern 3 bedroom terraced house located on the harbour waterfront in the popular seaside village of Portreath on the beautiful North Coast of Cornwall. Its in a central village location with easy access by car at the rear of the property and pedestrian access only from the front .We aim to meet the needs of all of our guests, but however, due to its location this can make access for guests with limited mobility difficult and so is unsuitable for wheelchair users or those with limited mobility. QUALITY GRADNG Dolphins Cottage is inspected annually and currently has an ETC 4 star grading (last inspection March 2009 ) ACCESS There are two entrances into the house. Access into the front of the property is from the harbour foorpath . There are 6 steps from the footpath up onto the waterfront patio and and 2 steps up from the patio into an entrance porch with level access into lounge. The main entrance is accessed from the residents parking area at the rear of the property and through the garden. A sliding patio door opens from the garden with one step up to enter the dining room/kitchen THE ACCOMMODATION Ground Floor THE KITCHEN/ DINING ROOM This room has ceramic tile flooring. The kitchen has modern shaker style white floor and wall units an electric hob with electric oven under, full size dishwasher, large upright fridge/freezer, microwave, washer/dryer , plenty of crockery, cutlery and glasses for 6 guests, tea towels, oven glove, cleaning products, cling film, foil, and kitchen roll with enough bin liners, dishwasher tablets etc to get you started. The sink, hob and worktop height is 90cm. The room is very adequately lit by a downlight over the dining table and spotlights and a hoblight in the kitchen and catches the sun for most of the day so has good natural light The dining suite (new Spring 2008) has seating for 6 guestsTHE LOUNGE A comfortably funished room (approx 15 x16') with a large bow window overlooking the inner waterfront patio and inner harbour It has a loose covered 3 seater sofa and 2 armchairs with woven throws and cushions , a 32" flatscreen TV with freeview , DVD, Radio and Video player. The lounge porch, stairs and landing has had new carpeting fitted throughout (Spring 2008) . There are 13 carpeted stairs up to the 1st floor. All downstairs windows have lined curtains (a roller blind is fitted in the kitchen) and are double glazed with security locks First Floor THE BEDROOMS Bedroom 1 has a 4’6" double divan bed, a bedside chest of drawers and bedside lamp on each side of the bed and a central downlighter controlled by a dimmer switch , The built in wardrobe has plenty of hanging space , coathangers (4 per person suppied ) and a large shelf . It has a dressing table with stool mirror and hairdryer. Full length wall dressing mirror . Bedroom 2 has two single (3’) divan beds, each with a bedside chest of drawers and lamp with a central downlighter controlled by a dimmer switch , a built in wardrobe with plenty of hanging space , coathangers (4 per person suppied )a large shelf and hairdryer. There is a chest of drawers, bedroom stool and mirror . Bedroom 3 has 3’ bunkbeds Wall lights for each bed and a central downlighter. This room is available only during the school holiday weeks and is for the use of children up to 12 years - NB not suitable for older children or adults. All bedrooms have curtain poles with lined cutains and tiebacks and net privacy curtains to the windows. All have thermostatically controlled electric wall heaters and have fitted carpets with additional bedside rugs. All beds have mattress and pillow protectors. The duvets (appropriate weight to season)and pillows have man-made fillings all beds have good quality co-ordinated bed linen . One window in each bedroom has been fitted wide opening egress hinges to comply with currect fire safety regulations BATHROOM/ WC The bathroom has a bath with an electric shower over, a heated towel rail, wall towel rail, WC, basin, mirror, and bathroom wall cabinet. White slat blinds to the windows and vinyl flooring. 1 bathtowel and 1 handtowels provided per person staying. Extra towels sets can be hire at £2.50 pp pw. .The landing and bedrooms are carpeted and the bathroom/ WC has fitted vinyl floor covering. HEATING and HOT WATER Dolphins Cottage has electric heating throughout with an additional thermostatically controlled portable electric convector heater in the dining room , an inset electric fire in the lounge fireplace with nights store heaters in the lounge and dining room. THE GARDEN There is a sunny rear courtyard garden. which is filled with 1/2 - 1" diameter beach pebbles and sand and has containers of geraniums and other seasonal plants. there is also a l flower border filled with shrubs and honeysuckle . Rotary clothes line and outside tap for rinsing wetsuits beach equipment etc.. Garden furniture and a small portable barbecue is provided. Other equipment includes 2 sunlounger chairs with cushions, beach equipment including a windbreak and childrens bodyboards, fishing nets, buckets and spades etc. THE WATERFRONT PATIO - A full width waterfront patio runs along the front of the property overlooking the inner harbour. The patio is filled with beach pebbles. It is accessed via 2 step leading down from the porch and has a further 6 steps leading through a latched gate down onto the harbour wall below. GARAGE and PARKING The garage is large enough to park a small – medium sized car e.g Ford Focus or similar but is not suitable for larger cars or 4 wheel-drive vehicles. Access is through an up and over garage door from the residents parking area (Max door height 7’) A plan of the garage with measurements is avaialble by email attachment on request. There is a door at rear of the garage allowing access from the garden. Guest may park in the residents parking area (no allocated places) at the rear of the property .Guests can park and unload luggage shopping etc outside the garden gate.

There , bedroom stool and mirror . Bedroom 3 has 3’ bunkbeds Wall lights for each bed and a central downlighter. This room is not in use this year All bedrooms have lined cutains and net privacy curtains to the windows. All have thermostatically controlled electric wall heaters and have fitted carpets (matching throughout the cottage) with additional bedside rugs. All beds have mattress and pillow protectors. HEATING and HOT WATER Harbourside Cottage has electric panel heating throughout . the radiators can be used independently where required or part of centrally controlled timed central heating system . There is an inset electric fire in the lounge fireplace . THE GARDEN There is a sunny rear courtyard garden. which is filled with 1/2 - 1" diameter beach pebbles and sand and has containers of geraniums and other seasonal plants. . A Rotary clothes line and outside tap for rinsing wetsuits beach equipment etc.. A picnic bench , sunchade and a small portable barbecue is provided. Other equipment includes 2 mesh sunlounger , beach equipment including a windbreak and childrens bodyboards, fishing nets, buckets and spades etc. THE WATERFRONT PATIO - A full width waterfront patio runs along the front of the property overlooking the inner harbour. This is paved and enclosed by railings .It is accessed via 2 step leading down from the porch and has a further 6 steps leading through a latched gatedown onto the harbour wall below. GARAGE and PARKING The garage is located in a block approximately 20 metres from Harbourside Cottage and is large enough to park a small – medium sized car e.g Ford Focus or similar but is not suitable for larger cars or 4 wheel-drive vehicles. Access is through an up and over garage door (Max door height 7’) A plan of the garage with measurements is avaialble by email attachment on request. . There is unrestricted on-road parking at the rear of the property .Guests can park here and unload luggage shopping etc outside the garden gate. DOLPHINS AND HARBOURSIDE COTTAGES WELCOME A tray of tea with Cornish Biscuits, milk and sugar , a bottle of wine and a vase of fresh flowers to welcome guests on arrival. GENERAL The nearest shops (village supermarket and bakery ) are located approx 150 and 250 metres from the cottages.The nearest supermarket (TESCO) is approx 3 miles away. There are 2 Doctors Surgeries in Illogan Village – approx 2 miles . The nearest train and bus stations are located in Redruth (3 miles) and taxi’s are available locally SMOKING POLICY: We observe a strict no-smoking in the house rule - guests may smoke in the garden and on the patio providing ashtrays are used and all cigarette ends and spent matches are disposed of safely in the outside dustbin and are not brought indoors . PETS : Regretfully no pets allowed at any time. BEACHES Portreath has a lovely sandy beach with rockpools exposed at low-tide. It is located approx 200 metres (a short level walk )away from the harbour area RNLI Lifeguards patrol the beach during the sumer months - usually from the beginning of June - 1 Sept and some bank holiday weekends . Dogs are banned from Portreath Beach from Easter Day - Oct 1st 2009 Dolphins Cottage overllooks the inner basin of Portreath Harbour . Harbourside looks out over the outer harbour. There are many other lovely beaches just a few miles drive along the Coast Road to the North and South of Portreath PUBLIC TRANSPORT A regular bus service run in and out of the village with services to Truro,Redruth and Camborne for links with other bus and rail routes throughout Cornwall HEALTH AND SAFETY There are mains smoke detectors on the ground and first floors. All portable applicances have been PATS tested and a fire procedure is in place. The upstairs bedrooms all have escape windows to comply with current fire regulations LOCAL INFORMATION We provide an information folder and plenty of leaflets on local attractions, gardens and places to visit and a complimentary SEYMAC information pack is supplied to all guests. A selection of books and games , copy of the tide tables and walks books are provided for the use of guests staying at Dolphins and Harbourside . ELECTRICITY Electricity usage is calculated by meter readings taken on arrival and departure and all units used are charged at cost – EDF normal and low (night-time) energy tariff. The first £5 of electricity used per week is inclusive in the rent . Electricity can either be paid for on departure or deducted from your security deposit RECYCLING / REFUSE We are keen to be 'Green' and to try to send as little waste as possible to the local landfill which is currently running out of space . Guests are encouraged to send as much as possible for recycling We provide a bin for articles to be recycled and will dispose of any waste collected appropriately. A list of everything which can be recycled locally is available at the cottages . There are recycling bins for glass and bottles in the village LINEN and LAUNDRY Bedlinen and towels are supplied for the number of guests staying. All beds will be made up ready for use. Guests staying for a fortnight or more will be provided with fresh linen weekly. Teatowels, bathmats and kitchen linen is also provided. Guest are requested to bring their own beach towels and cot linen if required. VILLAGE AMENITIES Amenities within 250 yards of the cottages include a the village supermarket with off-licence and a bakery selling freshly baked bread, cakes and ‘Cornish Pasties’. There is a Post Office, Newsagent, Church, and newly revamped Children’s play area. Beach shops sell clothing and beach equipment and also hire out surfboards and wetsuits .The three village pubs all have restaurants ofering a wide range of meals and bar snacks . BOOKINGS All booking requests must be made in person by telephone - regretfully we cannot accept or confirm bookings by email .Bookings cannot be made by anyone under the age of 21 , or from all male/ female groups in excess of 2 and regretfully we cannot accept bookings from anyone wishing to book for third parties i.e for family/friends etc - the person making the booking must be a member of the holiday party. BOOKING DEPOSITS A booking deposit of one third of the rent is normally required for bookings made 6 weeks or more in advance of the holiday week. Payment should be made in full if booking less than 6 weeks before arrival date. A security deposit of £50 is also required to be paid with the balance - this will be retunred in full providing the cottage is left as found - clean, tidy and undamaged at the end of the tenancy. BOOKING CONDITIONS A copy of our booking conditions is available by attachment on request PRE ARRIVAL On booking guests will be sent full details and a booking form in printed form .Additional photographs and information and floorplan for Dolphins and Harbourside Cottages are available on request. . ARRIVAL Guests may arrive at Harbourside Cottage from 4pm on Thurdays or at Dolphins from 4pm on Friday – depending on the week and season it may be possible to arrive earlier - by prior arrangement . We will be at the cottage to welcome you on arrival. If for unforeseen circumstances this is not possible we will contact you to make alternative arrangements for collecting the house keys etc. DEPARTURE Guests should be ready to leave by 10am on the morning of departure so that we have access from10am to prepare the cottage for guests arriving later in the day. Guests are requested to call us at home the evening before departure (unless other arrangements have been made) to arrange for handing back keys on departure day and to report any breakages, damages or problems which may have occurred duirng their stay.
